Skywater on Lake LBJ up and running again

After a turbulent spring in which the original developers faced bankruptcy, The proposed $1 Billion Skywater Over Horseshoe Bay project was recently auctioned off to a new investment group, SW Ownership LLC. The new owners have scaled back the project to a more modest $245 Million but are still retaining the Jack Nicklaus Signature Golf Course which promises to be one of the premier golf courses in Horseshoe Bay. The 1,600 acre development will feature lot sizes ranging from 1/3 of an acre up to 8 acres and will feature a clubhouse, pool, recreation facilities, hiking and biking trails as well as membership privileges to neighboring Horseshoe Bay Resort with 3 golf courses and Lake LBJ access.

With fantastic Hill Country views, 3 golf courses, airport and access to constant level water on Lake LBJ, Horseshoe Bay has become a premier destination for retirees and second homeowners throughout Texas. It’s a tremendous success with over $1 Billion in appraised property values, dubbing it the “Billion Dollar Bay.”

Sometimes extraneous issues force us to think outside the box when it comes to possible land uses. Our 27 acre pasture-raised egg farm listing is a perfect example of that. At first glance, this property seems like a golden opportunity – 27 acres on some of the best live water in the area and 9 minutes from downtown Austin! The only problem? It’s 90% in the floodplain and there’s really only room for one home on the property. Instead of calling this beautiful piece of property unusable, the owner saw a fantastic business opportunity that not only found a great use for the land but also taps into our green sensibilities. He has free roaming hens and sells pasture-raised eggs. The hens are free of hormones, antibiotics and no pesticides are used on the USDA Certified Organic land. They roam freely, eat off the land and lay nutritious, delicious eggs that are gathered and sold. These eggs can be found at Whole Foods, local Austin restaurants and local farmer’s markets. This property is a great reminder that with a little ingenuity, we can turn something that might seem worthless into a golden opportunity.  Find out more about Vital Farms.

Lake Travis Waterfront Land

Excellent Lake Travis Waterfront

Excellent Lake Travis Waterfront

While the rest of the country continues to watch land prices fall, Central Texas hasn’t really seen that drop.  That’s especially true for waterfront properties in Central Texas – a relatively rare and vanishing site.

That being said, there are still great opportunities to buy large acreage waterfront tracks here in Central Texas and the Hill Country.

This is a 469 acre piece with almost two miles of big waterfront and featuring 2 spring-fed lakes and stunning views of Lake Travis and the surrounding Hill Country.  Find out more about it here.
